32mo (138mm x 105mm) 85pp. Hardcover in original unbacked beige paper boards with an inlaid colour Potter illustration adhered to the front board with white printing on the cover and the intact spine. In good condition externally but with no d/w, protected in clear archival covering, text internally is in fair/good condition with perfect 1908 designed endpapers (the only way of dating this printing)and all 19 illustrations are present in good order devoid of prior owner notations. The spine is however becoming weak with major hinging and stitching visible between the ffep and half-title page and pges 42-43 and a loosely attached page 8. Potter started the book in the summer of 1906 whilst she was planning the Hilltop garden and so her pictures give us delightful glimpses of the Hilltop garden. 1907 is written on the copyright page only and so this must be a later printing with 1906 on the title pages of the first three printings and it has an endpaper version first used in August 1908, but it is still a very early impression in overall good order.
